In Japan, the population would continue to decline due to the declining birthrate and aging population. Even in metropolitan areas, it is thought that the birthrate is declining, and the population is aging especially in suburban residential areas. These changes in the population structure are expected to affect merchants, especially retailers who operate for the residents. In this paper, we analyze the impact of changes in the population structure on commerce, especially the retail industry, mainly in the Tokyo metropolitan area, by using census and commercial statistical surveys. First, we examined the actual conditions of population migration and aging in the Tokyo metropolitan area. Next, using a commercial statistics survey, we show the distribution of wholesale and retail trade in the Tokyo metropolitan area, and examine changes in commerce in the Tokyo area in recent years. In order to analyze the impact of changes in the demographic structure, we organized data on population decline and aging, and some index about retail business at the municipal level, examined the correlation, and conducted an analysis using the centrality index. However, statistically speaking, the impact of changes in the population structure on the retail industry is not clear at this stage. It is necessary to carry out micro-level studies, such as surveying residents and retailers, including examine shopping behavior of the residents, and analyzing the impact of e-commerce.
