This study analyzes characteristics of householders purchasing owner-occupied houses during the last five years in China through comparative analyses between Tokyo and Beijing . There are several baby booms in China in 1950's, 1960's and the late 1980's. Following findings were given. Major family types purchasing owner-occupied houses are "young single", "young married husband and wife" and "parents and one child" in Beijing, and the number of family members is smaller in Beijing. They are in a generation of baby boom of 1960's or younger. Because of the planned population policy after 1984 in Beijing, there is a small population under the age of 20, and "Negative Housing Demand" may probably be starting to be observed after 2015 or 2020.
