京阪神大都市圏に含まれる大阪府北摂地域において近年に分譲された4つのマンションの居住者に対して、居住満足度や定住意識などを把握するためのアンケート調査を行い、この結果と富田(2005)による大阪市都心地区マンション居住者のそれとの統計的に有意な差を検討した。検討の結果、明らかになったことは次のように要約される。 / (1)北摂地域のマンションのほうが近隣地区の問題点が相対的に少なく、「住環境・生活の利便性」の満足度は高く、定住意識が高い。 / (2)転居を予定する理由として、北摂地域ではライフステージの変化などの世帯の事情を理由とする世帯が多く、近隣地区の環境を理由とする世帯は少ない。これに対して大阪市都心地区マンションでは近隣地区の環境を理由とする世帯が相対的に多い。このような定住意識と転居志向の理由の違いに最も影響していることは、「近隣地区の住環境・生活の利便性の満足度」の両地域の差である。 / (3)このように、北摂地域のマンションは大阪市都心地区マンションよりも「近隣地区の住環境・生活の利便性」が良好であるために、その満足度が高く、これについての問題点をあげた世帯も少ない。このことが定住意識の高さおよび転居志向率の相対的な低さに大きく影響している。

A survey was undertaken in 2005 that questioned residents of four condominiums sold recently in suburban cities of the Keihanshin metropolitan area. The suburban cities are Suita city, Takatsuki city and Ibaraki city located in the northern area of Osaka prefecture. The purpose of the project was to ascertain inhabitants degree of satisfaction about residence, settlement consciousness, etc. The reply number of households was 217. Statistically, the result was in great contrast with that of Tomita's research (2005) of central district condominium residents in a large city (Osaka city). The results of the present examination are as follows: (1) Compared to condominium residents of the Osaka central district, condominium residents of suburban cities experience relatively fewer problems, for example as related to the living environment of neighborhood. Settlement consciousness and the degree of satisfaction toward "convenience of living environment and daily life" are high. / (2) Among suburban households that are planning to move, there are few that identify their reason for moving as the environment of neighborhood. In contrast, of the households in the Osaka central district condominiums, the number of households that identify the environment of neighborhood as their reason for wanting to move is relatively great. / (3) The difference in the settlement consciousness of the condominium residents in these two areas is largely determined by differences between the areas in attitudes toward "living environment of neighborhood" and "the degree of satisfaction of the convenience of daily life."
