The fruit and jam production of the university farm at Chiba University were examined from the economics andmanagement points of view, to answer such questions as whether it raises economic returns, what constraints existto attain higher returns, and whether it is always legitimate for university farms to raise positive returns. The fruit and jam production of the university farm gives decent gross income to the university. Their economicrates of returns are quite high, taking current input costs and capital depreciations into account, but excluding theeconomic costs of labor inputs, which are supplied by staff members and students of the university. Once the laborcosts are accounted for, the returns become negative, implying that the university farm is not a business firm. Sincefarm products are by-products after producing the main products of education and research, it is not a problem atall for the university farm not to be a viable business enterprise. Attaining the main purposes of education/research,however, it would be desirable to have as much positive returns as possible. For fruit and jam production, suchpossibilities lie in increasing their technical efficiency. Recognizing that the high rate of returns depends heavily on the fact that labor costs can be excluded, universityfarms need to pay attention in disposing their products not to compete with ordinary farmers. Pointed out also isthe need to introduce an accounting system that makes it possible for university farms to adopt the capitaldepreciation system, i.e., to accumulate it over the years of usable life of capital equipments.
