Abstract
The purpose of this study is to analyze externality of water area and forest in proximity to water area for landscape and urban planning. For this purpose, we use hedonic approach. We analyzed land prices in 23 wards of Tokyo using forest configuration classified by ASTER images and land use geographical information science data. The results were as follows. 1) The externality of forest was positive to land price especially within 300m from the land price points. 2) The externality of water area was negative to land price. 3) The externality of forest in proximity to water area was more valuable to land price than that of forest far from water area.
