Abstract
The population of urban core area in Japanese metropolis has grown since the late 1990s, in contrast to the declining trend before 1990. This phenomenon is called population back-to-the-city movement. In the center of Kyoto city, there has also been a fairy large population growth since the mid 1990s. This study analyzes the population growth and the change of living conditions in the central area of Kyoto city. The findings are followings: (1) Since the late 1990s the population growth of Kyoto city has occurred in the urban core area, as the development of condominiums have been shifted from suburbs to the urban core area. However the distribution of population growth and change of living condition show the areal difference among small areas based on census tracts and the zoning under urban planning in the urban core area. The population growth region is divided into 5 areas and most rapid population growth happened in the business districts. (2) The average prices of condominiums in these 5 areas differ from 0.71 times of the average of the whole city to 1.30 times of it, and the sizes of living space are also diversified. The variations of the selling conditions of condominiums have had effect on the demographic features of new residents and difference of population growth areas. In the areas where the prices of condominiums are higher and their living spaces are larger, new residents are mainly composed of people over 40 years old. On the other hand, in the areas where condominiums have lower price and smaller space majority of new residents are composed of people aged between 30 and 40.
