Abstract

In this paper, the external effects of a shopping center on its neighboring residents are discussed. A questionnaire survey was conducted in the neighborhood of Ichino Shopping Center, located in suburban Hamamatsu, where 418 residents responded to this questionnaire survey. For this survey, the external effects are categorized into economic effects, social effects, and environmental effects. These effects are discussed in terms of the distance at which these residents live from the shopping center. The results of this survey revealed that these residents evaluate the economic effects as positive and the environmental effects as negative. In particular, they think that traffic jams and traffic safety are worse than they were before. However, the shopping center is regarded as a salutary facility because it enables the residents to shop more easily. Residents who live closer to the shopping center evaluate the economic effects as more positive (:"P" typed distance decay pattern) and the environmental effects as more negative (:"N" typed distance decay pattern). Residents who live along the access roads to the shopping center evaluate the environmental effects as negative because they are annoyed by traffic jams and the resultant noise.
