Description
The purpose of this paper is to analyze the external effects of high-rise condominiums in residential areas by the hedonic approach in order to consider the appropriateness of relaxing height limit regulation. The author researched the actual circumstances of the operational permission of relaxing height limit regulation from 2004 to 2015 in Japan which showed us there were few examples of relaxing permission and that the operation was really difficult. However, it was confirmed that high-rise condominiums by relaxing height limit regulation have a positive impact on land values in the surrounding areas.
