Abstract
The purpose of this study is to clarify the process of developing self-sustaining area management organizations in residential areas, focusing on the cases in which various local stakeholders take the initiative in problem solving activities of the local communities beyond the boundaries of the traditional neighborhoods association or management associations. The Musashi-kosugi railway station development area in Kawasaki-city and Makuhari Bay-Town area in Chiba city are chosen as the two case- study areas. The result of this study clarifies the following 4 points as the essential factors for self-sustaining area management organizations in residential areas, namely, "sufficient human resources and financial resources", "trust-based partnerships with local communities", "establishment of management systems for local common values and community interest including hardware and software", and "rules for well-balanced benefits and burdens."
