Description
This paper aims to identify the dynamic characteristics of vacant houses and abandoned lands recently emerging in residential neighborhoods by applying Poisson Regression Model. Residential neighborhoods of Utsunomiya City, Tochigi Prefecture have been taken as case study sites. The year of development has been identified as a common characteristic, which explains the emergence of vacant houses and abandoned lands. Distance from the core train station has also been identified as one of key factors related to the emergence of vacant houses, but not for the emergence of abandoned lands. The paper suggests that political measures for the restoration of residential neighborhoods should properly reflect such differences in the dynamic characteristics of emerging vacant houses and abandoned lands.
