Abstract

As population decline progresses, it is worried that vacant parcels would increase nationally. Especially in suburban housing area, it might be strict. In this study, I tried to clarify the reality of 'generation and diminishment' of vacant parcels at suburban housing areas in metropolitan district which population decline. As a result, I had found that in the suburban housing areas vacant parcels rather decrease. And the reason of vacant parcels reduced are that the vacant parcels are beginning to be provided at a price affordable to market, by decline of attractiveness as assets and the occurrence of inheritance. Vacant parcels is not going increase in suburban housing areas yet, but vacant houses might be increasing with decrease in number of the households. Moreover, many of new migrant are mid-high age group, so it is worried that the suburban housing area will be "marginal housing area " in the near future.
