In this research, we identified the advantages and disadvantages of the density transfer system and the implementation in Vancouver, BC, Canada from the viewpoint of receiving site (developer side). We used the legal documents, reports, minutes of city council and development permit board for the research material. In the development review process, it is not necessary to buy the TDR credits up at the early stage. From the case study, some projects have no problems to get the normal 10% bonus, but some experienced the conflicts with the neighbors, depending on the development site. But even in these cases, the city staff made efforts for securing the TDR from the sending site.
