Description
In detached housing area in the suburb of the metropolitan Tokyo, vacant and abandoned lots are increasing, which may undermine the residential environment. Converting vacant lots to garden or agricultural land use is said to be an effective way. This paper evaluates such residential and agricultural mixed land use externalities. Using hedonic approach, it is suggested that the relatively large agricultural land use nearby has positive effect for the small lot houses, because low-density residential area is realized. Also, for considering spatially optimal arrangement of the vacant lots, several land use cases are simulated in the actual residential area. It is suggested that replacing vacant lots temporarily which have negative effects to the neighborhood, is effective in densely inhabited residential area.
