Abstract
Long-term Repair Planning System and Life Cycle Cost Estimation System were developed by the collaboration of general contractors to support the building owner and/or the facility manager in the viewpoint of the reduction of Life Cycle Cost (LCC) of building. The systems are computer-aided systems with Graphical User Interface, and support the six kinds of building use such as apartment, office, hotel, hospital, volume retail shop, and factory. They can output the table and graphs of Repairing cost and LCC. Authors tried them and report the analysis of LCC for apartment and office buildings. LCC has features each building use and is correlated to the size of building in building use.
