Abstract
<p>When a failure occurs in building services, especially in HVAC or sanitary systems, maintenance workers can take emergency measures temporarily and restore it completely anew. Most of the functions of building facilities can be maintained by taking emergency measures. Therefore, it is not realistic to ignore maintenance activities like this during a reliability evaluation. However, there are few existing theories regarding reliability evaluations that take into account emergency measures. This study derives a mathematical model of function retention through emergency measures (probability density function of the of maintainability considering function retention through breakdown time per failure), and shows some calculation examples. In case a breakdown results in a big loss, this model provides basic knowledge for the quantitative evaluation of the risk or disutility due to the breakdown of facilities. In addition, the calculation example of this probability distribution suggests that it can be similar to an exponential distribution. </p>
