The subject of this paper is to examine landownership distribution changes and their causes from the prewar period (1932/33) to the postwar period (1952) in Chuo Ward (the former Nihombashi and Kyobashi Wards) in Tokyo. In the analysis, we divided the ward into nine different districts according to geographical and economic conditions, subsequently investigating the link between land prices and types of landowners in each district. This is because the level and growth rate of land prices and the types of landowners differed considerably among districts by location and land use. Finding reported in this paper is that whereas the estimation of the Theil index calculated using the size of land ownership showed an improvement in disparity, the index using the value of land ownership demonstrated widening inequality in Nihombashi Ward. This is due to the fact that the share of landownership by private companies expanded especially in the prosperous business districts or financial centers, where land prices in the ward were high. In contrast, the shares of small-scale personal landownership and land-using warehouses increased in the coastal districts, where land prices were low.
