Abstract

A business case of Building Room Lent is studied on the launching way and the successive business management method. The building owner in Saga city, Kyusyu seemed to spend a sufficient time for his development of business planning. The business management had succeeded so that the lent business for restaurants and drinking bars kept a good profit for thirty two years. We, authors had analyzed this business case would afford an effective way of the sustainable management for the similar business launching and management. In this article, we studied the business concept, the gradual launching way and the management methods which were considered by the building owner for the business sound succession. We tried to clarify the methods as a new business management model. We discovered various ideas in his business planning and the management ways which effectively contributed to the long term sustainable business success. These ideas are an appeal of good status, maintaining the trophy building which means building facility designed sophisticatedly and located at the center of downtown. And it is keeping the top situation in the region. We also studied his risk hedges for the enormous initial and running costs. His sustainable management was supported by a series of Add innovations. We had analyzed his innovations and management ways and had got a new business model among the three groups related to the business. The model could be explained as the layered service profit chains. The management could explained as three layered structure of the sub-chain between tenant and the end customers, the sub-chain between building owner and tenants and the sub-chain between building owner and the end customers. This business analysis and modeling would be effective for similar business launchings.
